When applying for a home mortgage program, borrowers are required to present a collection of certain documents that will help Coastal Custom Mortgage professionals get a better idea of the individual needs of each borrower. Below, you can find detailed information on what each type of borrower should have ready to provide to Coastal Custom Mortgage in the beginning stages of the mortgage process:


  • Valid driver’s license or government-issued photo ID
  • Birth Date
  • Social Security Number
  • Financial history for the last two months on all checking, savings, stocks, mutual funds, retirement accounts, etc.
  • Residence history for the past two years, including company names and addresses
  • Loan history and balances for any other real estate owned, if applicable
  • Proof of funds for credit report and appraisal
  • Documentation on any additional source of income, if applicable


  • Employment history for the past two years, including companies, job titles, addresses, and phone numbers
  • Pay stubs for at least the past 30 days
  • W-2 forms for all jobs worked at for the past two years
  • Federal tax return forms for the past two years


  • Business federal tax return forms for the past two years if you are self-employed or own 25% or more of the company
  • Corporate or partnership tax returns for the past two years if you are self-employed or own 25% or more of the company
  • Year-to-date profit and loss statements and balance sheet for the past two years if you are self-employed or own 25% or more of the company


  • If you are divorced and receiving or paying child support: Divorce decree with proof of financial settlement, child support terms, and division of liabilities and assets
  • If you have any resolved or unresolved credit disputes: Proper documentation
  • If applying for a VA loan: Certificate of Eligibility and DD-214 or Statement of Service
  • If you have previously filed for bankruptcy: A copy of all bankruptcy papers and discharge
  • If you sold property in the last 90 days: A copy of the settlement statement
  • If refinancing a loan: Survey of your home
